The launch phase of a Dubai off-plan project is the cheapest moment to buy and the most expensive moment to buy badly.
Launch phase is the formal release of a project or tranche of units for sale, typically accompanied by pricing reveal, a marketing event, booking cheques, and an agent activation push. Prices at launch are usually 5-15% below the prices those same developers will post 90 days later. But the chaos inside the window — unit selection pressure, payment plan commitments, floor-plan trade-offs — is also where new buyers make the expensive mistakes. Wrong floor, wrong view, wrong unit type for the rental market, committed in a single afternoon.
I have learned to brief clients four weeks ahead of a launch I care about. Specific units targeted, ranked preference order, backup options, payment plan already run through a spreadsheet, funds positioned, booking cheque pre-written. If the launch goes the way it usually does, decisions take minutes.
Do not walk into a launch cold. The 15% price advantage versus post-launch only exists for buyers who used the four weeks before to prepare. Everyone else pays full market minus nothing.
